Updates From ACC Committees

Message from the Chair

Dear Members:

Two things I’ve learned in my 4 years participating on our Committee’s leadership are that: (1) all of the leadership, from the Chair to the various Sub-Committee Chairs, is committed to continuous improvement; and (2) that there are a lot of good ideas and observations out there with our members, but we don’t always capture them all.

So we want to hear from you. If you are reading this newsletter right now, it is because you are an engaged member. Please reach out to let us know what interests you and who are the other members with whom you would like to connect. I encourage you to reach out to me directly and would also like to mention a couple of our recent initiatives to connect one another:

Welcome to the Real Estate Committee EGroup introduce yourself: ACC Leadership is encouraging all members to log-on to the Real Estate Committee eGroup to share your name, what you do, and an interesting fact or two about yourself. Egroups are a great way to connect with your colleagues around a myriad of interesting topics, challenging issues, and helpful peer-to-peer advice sharing.

Real Estate Committee Job Postings – First Look:   Is your organization hiring in-house counsel? We are asking all organizations to give our members first look at job openings by posting to our Real Estate Committee egroups before posting elsewhere.

Help Wanted:   Membership Chair/ Social Media Chair: Would you like to participate in Real Estate Committee Leadership?   We are looking for a Membership Chair/ Social Media Chair. This position provides an excellent opportunity to reach out to local chapters and other committees as a means to build your network, as well as our membership base.

Help Wanted:   International Chair: Immediate Past Chair Dawn Haghighi recently returned from a 4 day trip to Singapore for Association of Corporate Counsel meetings. Given the wildly successful turnout, we are looking for a member volunteer to chair our International subcommittee.

If you are not already participating in ACC leadership, I challenge you to ask yourself why not? You never know when you might want to make a career move. Stay ahead of the curve by building your network. Our committee is only as strong as our membership and our member engagement, so I cannot emphasize enough how much we would like to meet you.

Around The Horn

Sunstreet Mortgage moves into new Tucson offices

Sunstreet Mortgage recently moved into office space vacated by a large national bank.  “The space is exactly the size we were looking to occupy and the building was already outfitted for what we are trying to do.  It was a no-brainer decision,” said Raghu Nandan, Chief Operating Officer of Sunstreet.  Here is a picture of the building and of Raghu at his new desk.  “Given recent volatility, we are watching interest rates and construction costs very closely,” he said.

DC Office deals continue blistering pace

Despite doomsday predictions and the never-ending opining by pundits that the end is near, DC continues to see strong investment sales in 2018.  The longtime National Association of Broadcasters’ HQ at 1771 N St., NW was recently acquired by Dallas based Stream Realty Partners for $31.6MM.  The 59k SF office building was constructed in the 1960’s.  After NAB moves out, Stream plans to embark on a major repositioning, aiming to bring the building to trophy level by installing a new façade and making extensive interior improvements.

“It meets the requirements of a number of organizations that are in the central business district, particularly in the micro market that makes up M Street, Mass Ave and Dupont Circle,” Stream Realty Managing Director Matt Pacinelli  said.  “We think there’s a pool of groups that would find it desirable.”

Tax Reform Recuperation

Tax Reform created a lot of uncertainty in the market and incentivized a lot of 2018 deals to accelerate closing into 2017.  “Brutal,” said Darryl Austin.  “The number of deals which needing to close in November and December, because of the tax reform threat, kept us very, very busy.”  With the end of the year rush over, we caught up with Darryl on the slopes teaching his son how to ski.  “Yes, skiing is great exercise, but you just hope that when he is older, whether in high school or struggling to meet the demands of work and family life, that skiing gives him a reason to take a break and reconnect with dear old dad.  I think skiing is great for keeping families connected.”

eGroups

The Real Estate Committee is nearly 3,000 members strong, and one of our best resources is each other. The eGroup postings are a forum for members to exchange ideas, share best practices, template forms, and many other resources. Members may submit eGroup inquiries, and any member may respond. If you are concerned about using your name, you may respond anonymously. As a reminder, eGroup responses are informational only, and are not considered legal advice or counsel.  We highly recommend that you take advantage of this resource. Postings may be found here.
